Unfortunately, I feel like Irvine, Lake Forest, and the Toll Roads are never going to come to an agreement about extending Portola. It would be so helpful to people living in that area.

PS will always suffer from its lack of commercial until they finally push to connect Portola Parkway to Foothill Ranch. If anything, residents would benefit from a connecting bike path circling back to the Borrego Trail to Irvine Blvd

The TCA needs all of that toll income to pay for their purchase of the Newport Beach Toll Road and for maintenance. Example: They're finally working on the roads north of the 241 towards Santiago Canyon, some of the bumpiest freeways I've ever encountered. This after a decade of neglect! Not saying it's right, but my money is on my great-great grandchildren never seeing Portola connect between Irvine and Lake Forest. It will end up being like the 110 freeway extension through Pasadena, promised but never delivered.
 
@ThirtySomethingWEquity Yes, I also searched in Foothill Ranch, but I was not that impressed with the homes currently on the market. Thank you for your suggestions.

I really liked the Meadows community and TB Builders' construction. Their work is of high quality and thoughtfully designed. Unfortunately, it was too late for us. By the time we visited the Meadows community, they were only selling model homes, which were out of our budget. I remain very impressed with TB Builders' construction.

TB is building a new tract of homes in The Meadows that are nice large ones. I'm not sure when they will start building them, but I believe the waiting list is open. Also, there are some decent resales in The Meadows as well as Baker Ranch.

By the way, do you have kids? If so, I assume you might be considering sending them to OP. However, what are the alternative private schools in Lake Forest for elementary education?
My kids are too little so we haven't looked into it yet. FH Ranch Elementary is supposed to be good, so I'm possibly going to send them to public school for K-6. Jr. High and High school a different story.

The Sequoias are going to be out of her budget. These are Evergreen (Beechwood, Rosewood, and Sagewood), the biggest plans at the original Meadows, so I'm guessing starting price is going to be mid to high $2M.

This was always so disappointing. Foothill Town Center is packed with retail and food choices, including a Walmart supercenter, Target, Ralphs, Food Court, etc. So sad that PS will likely never have convenient access. The new GP retail center seems just as far if not farther than Woodbury Town center. PS retail future is very unpromising.

I have received similar feedback from a friend in Foothill Ranch regarding the over-crowding at the Foothill Ranch Town Center. They purchased a home very close to the Town Center—approximately 0.4 miles away—in 2017. They mentioned that the queues at retail shop's billing counters have become quite lengthy. Additionally, they noted an influx of people from PS coming to the Foothill Ranch Town Center.I think there may have been a planning oversight by the city, as they did not allocate sufficient retail space in PS, despite the community's size. We recently visited some model homes in PS, which are priced at over $3 million. Personally, I find these prices to be exorbitant, particularly given that the middle school is located 6 miles away. The high cost per square foot in PS does not make sense to me, for those prices, we should receive a much higher quality home and a lot more lot space.

You must have visited Olivewood. :ROFLMAO: That's the most overpriced community, smaller homes with really tiny lots, a lot of them are between 3600 sq ft to 3800 sq ft. Azul is a little bit more reasonable. Cielo is the community with the biggest homes, but still priced below $3M, and it got the biggest lots as well. The home we got has a 5100 sq ft lot and that's just the average size. Unfortunately, Cielo's priority list is still closed.

Their 2277 sq ft home is priced at $3,665,880, 2821 sq ft home at $3,907,880, 3032 sq ft home at $4,044,880. The abundance of 8's means they're targeting FCBs. :ROFLMAO:

Hmm then they better skip the entire 4m to go above 5, 4 is the worst for Chinese buyers.

I don’t know how flexible your job is. But i recommend doing grocery runs during the weekdays to avoid the weekend congestion

there are some people on this platform that will defend PS, but it must be said: there is no great appeal in buying in PS when you could get a much better home in a slightly older area of Irvine with much better access to amenities. Retail is bone dry, the entire location is in a corner of the city, and the allocated middle school Jeffrey Trail is 4-6 miles away depending on where you are in PS, not to mention Portola HS being stuffed to the rim with students. Of course overcrowding is an issue at every Irvine high school, but I truly do not understand why some people are so hesitant to buying in PS when there are no outstanding qualities that another village does not offer. A slightly older (but still recently built) home in Woodbury, Stonegate, or Northwood seems like a much better choice.
