It's a fair concern. For me the price difference (plus no mello roos) was so large that I'm able to hire a nanny to help mitigate some of this.

yeah at a certain point though you make it more profitable to build new multifamily units or invest in the stock market etc. rather than just buying up residentail properties hopefully. well, that'd be the goal.

The solution to a lot of this is to jack up property taxes EXCEPT for primary residences. If someone is going to buy a house and let it sit empty to wash some cash, might as well pay extra tax beyond what someone living in the house would pay.

I don't have near the equity to live there, but I think we agree, I wouldn't spend that kind of money on something that close to the landfill. I have a hard time justifying any prices in Irvine these days, to be honest.

I think it's not just a question of if it's affordable, it's what you can get for similar pricing. If I had 5+ million to spend, I'm going to look for larger lot homes in Tustin Ranch. If I have 6M+, Hidden Canyon has better lots and feels less cramped.

those aren't the only two options though!
